1. About the website
arkadia.apartments is operated by ARKADIA INOVATION SRL (tax ID 47935937, trade register J2023006461402, registered office at Str. Munții Gurghiului nr. 38, Sector 6, București), “Arkadia Apartments”. By using the website you accept these terms.
2. Property information
Descriptions, capacity, photos, ratings and review counts come from the public Airbnb listings of the properties and are updated periodically (last update: 12 October 2026). Ratings belong to the Airbnb platform and may change. Information confirmed in writing when you book takes precedence.
3. Availability
Results are calculated from existing bookings, internal blocks and calendars synchronised with booking platforms. An “Available” result is not a booking. “Needs confirmation” means one of the calendars is not up to date and we check manually. Dates may become unavailable until the booking is confirmed.
4. Booking, payment and cancellation
A request sent through the website opens a WhatsApp conversation with us. We tell you the rate before confirming, and a booking is final only after our explicit confirmation.
When we confirm the booking, you pay for the whole stay by bank transfer.
A direct booking is non-refundable: if you cancel it or do not arrive, the amount paid is not returned. The 14-day right of withdrawal does not apply to accommodation services for a set period (Article 16(l) of Romanian Government Emergency Ordinance 34/2014). If we cannot provide the confirmed stay, we refund the amount paid in full.
5. House rules
- Check-in from 15:00 and check-out by 10:00; early check-in and late check-out can be requested, for an additional charge, subject to availability.
- The maximum number of guests shown for each property applies.
- Pets are not allowed.
- No smoking indoors.
- No parties or events.
6. Additional services
Transfer to/from Henri Coandă Airport can be arranged on request for an additional charge. An invoice is available for every stay, including business stays.
7. Bookings on third-party platforms
For bookings made on a third-party platform (for example Airbnb, Booking.com or Travelminit), the terms of the respective platform apply.
8. Intellectual property
The texts, logo and graphic elements of Arkadia Apartments belong to ARKADIA INOVATION SRL. Property photos are used to present our own listings.
9. Liability
We make every effort to keep information accurate and current, but errors or delays in calendar synchronisation can occur; in such cases we contact you to find a solution.
10. Governing law and dispute resolution
These terms are governed by Romanian law. Your statutory consumer rights are not affected.
If something goes wrong, write to us first at contact@arkadia.apartments — we try to settle every complaint directly. If we cannot agree, you may turn to the Romanian National Authority for Consumer Protection (ANPC) and use alternative dispute resolution (SAL): reclamatiisal.anpc.ro.
The European Online Dispute Resolution (ODR) platform is no longer available: it stopped accepting complaints on 20 March 2025 and was shut down on 20 July 2025, when Regulation (EU) 2024/3228 repealed the regulation behind it.
